The subject property, Frog Jump Plaza Phase 2, is strategically positioned in the center of Calaveras County in Angels Camp, CA at the intersection of 2 state highways, Hwy 49 and Hwy 4. The intersection of Hwy 49 and Highway 4 is being converted from a signalized intersection to a roundabout, improving our access from Hwy 49 by reducing congestion and improving circulation. At the southern side of the property, access to Hwy 4 will be provided via the new signalized intersection with Foundry Rd.
Phase 2 will be integrated with the existing Phase 1 of the project (Frog Jump Plaza) which sits on the SWC of Hwy 49 and Hwy 4 and is anchored by CVS and includes many great tenants such as McDonald’s, Starbucks, and Round Table Pizza.
A brief history of the property:
We developed Phase 1 of Frog Jump Plaza approximately 20-years ago, but were only allowed to develop 6-acres of the 18-acre shopping center because the City’s required traffic study in 2002 said we could only develop 6-acres without providing additional access to the project; and Caltrans would not permit any access to Hwy 4 at that time. Finally, after more than 20 years, and with the help of the City of Angels Camp, we have received approval from Caltrans District 10 and the Caltrans Transportation Commission for a new signalized intersection at Hwy 4 and Foundry Road, and approval to extend Foundry Road north of Hwy 4. The Foundry Road extension to the north will be the western boundary of our property and provide additional access to the center.
Now that the California Transportation Commission (CTC) has finally taken action granting our property access to Hwy 4 at their recent August 14-15 CTC meeting, and Caltrans has approved a new roundabout at the Hwy 49/4 intersection, and a new signalized intersection at Hwy 4 and Foundry Road, development of Phase 2 can proceed.
We believe the new Phase 2 development of Frog Jump Plaza, creating an 18 acre shopping center with access to both Hwy 49 and Hwy 4, would secure the future anchor’s long term position as the highest volume anchor in the largest shopping center at the strongest intersection in Calaveras County.
